Where to base yourself

San Pancho is small enough that anywhere in town puts you within a ten-to-fifteen-minute walk of the beach and the restaurants. The choice is really about how close to the sand and the action you want to be.

The main street and lower town

The blocks along and just off Avenida Tercer Mundo, running down toward the beach, are the walkable heart. Stay here if it is your first visit and you want to step out your door into cafes, taco stands and the beach without needing a car. Good for couples and anyone who wants the town on foot.

Beachfront and the hillsides above

A handful of hotels and rentals sit right near the sand or up the hillsides with views over the bay. These suit people who want quiet, a pool and a sunset from their terrace, and don’t mind a short walk or a golf cart down to dinner. This is the calm, unwind-and-do-nothing option.

Upper town, toward the highway

The streets higher up near the entrance are where more of the budget rooms and longer-term rentals sit. It is a slightly steeper walk back up after dinner, but prices ease and you are still only minutes from everything.

Honest notes

  • San Pancho leans toward rentals and small boutique places rather than big resorts.
  • It books out in high season, roughly December through April. Reserve early.
  • If you specifically want nightlife and beginner surf, some people base in Sayulita instead and day-trip here.
